  1. TERMS AND CONDITIONS – REZIDENCA ORTUS

1. Contractual Relationship and Reservation Confirmation

The contractual relationship is concluded between Sicomhoteli d.o.o. and the client, hotel guest or customer (hereinafter referred to as the Guest). If a reservation is made on behalf of the Guest by a third party, the third party and the Guest are jointly and severally liable for all obligations towards the hotel.

A reservation is considered valid once the hotel receives written confirmation from the Guest and sends a reservation confirmation. By doing so, the Guest accepts these Terms and Conditions.

2. Offer and Reservation

An offer for accommodation or services does not constitute a reservation. A reservation is confirmed only after the Guest has provided written confirmation with all essential details and received confirmation from the hotel.

3. Prices and Payments

All prices are stated in EUR and include the applicable VAT. The hotel reserves the right to change prices. The prices confirmed at the time of reservation apply. Any additional charges (baby cot, pets, balcony, tourist tax and registration fee) are defined in the price list and specified in the individual offer.

4. Tourist Tax and Registration Fee

Tourist tax and any registration fee are not included in the accommodation price and are charged in accordance with applicable legislation.

5. Payment and Cancellation Policy

Individual reservations may be cancelled free of charge up to 72 hours prior to arrival. A 30% deposit is required upon reservation confirmation, with the remaining balance payable no later than check-out. Accommodation and additional services may be paid at the hotel reception in cash or by credit card.

6. Reservation Changes

Changes to reservations (e.g. dates, room type) are possible subject to availability and the conditions stated in the reservation confirmation.

7. Check-in and Check-out

Check-in is available between 14:00 and 22:00. Check-out is required by 11:00. Late check-out is possible only upon prior agreement and subject to an additional charge, unless otherwise stated in the offer.

For security reasons, Guests must present a valid personal identification document (ID card or passport) at check-in. Guests are required to provide valid credit card details as a guarantee. If provided during reservation, the details must be presented again upon arrival for security purposes. The credit card must be physically present. Credit card details are stored for up to five days after departure and then securely destroyed. In the case of exceptional services, the hotel reserves the right to charge the credit card provided as a guarantee for the specified room and stay period. If the Guest does not possess a credit card, a cash deposit is required.

If a Guest leaves before the end of a confirmed longer stay, the full value of the reserved nights will be charged, unless departure is due to force majeure or illness.

Reception opening hours are from 7:00 to 22:00. Outside reception hours, hotel access is possible via the main entrance using the hotel key card. Loss of the card is subject to a penalty fee.

Overnight stays by persons not registered and not paid for at Rezidenca Ortus are strictly prohibited.

8. Personal Data Protection and Confidentiality

Rezidenca Ortus complies with data protection regulations and confidentiality rules. Upon check-in, Guests must present a valid photo ID. The following data are collected: name and surname, date of birth, gender, nationality and document number. The same information is required for accompanying guests. Personal data are used for room reservations, payment processing and mandatory registration with the authorities (AJPES), as required by law.

9. House Rules

Guests are required to follow the house rules and staff instructions. Smoking, excessive noise or disturbance of other guests is prohibited in the hotel and wellness areas. Smoking will result in a cleaning or damage fee. In case of significant stains or damage to hotel property, Guests agree to cover cleaning or repair costs.

Hotel towels and bathrobes must not be removed from the premises and should be left in the room upon departure. The hotel reserves the right to charge for missing items.

Quiet hours are from 22:00 to 6:00. Violations may result in temporary or permanent exclusion from the hotel or removal from the premises.

Wellness services are available to hotel and external guests for an additional fee, according to the operating schedule.

Dogs are welcome; cats are not accepted.

Parking is used at the vehicle owner’s own risk. Rezidenca Ortus is not responsible for damage or theft.

Safes are available free of charge in all rooms and at the reception. Guests are advised to store valuables accordingly. The hotel is not responsible for cash or valuables left in rooms.

Fire safety rules and evacuation plans are displayed in visible areas. Guests are requested to familiarize themselves with emergency exits and follow staff instructions.

10. Complaints and Feedback

Any complaints or compliments should be reported to the reception or via email as soon as possible after the occurrence, to allow appropriate handling.

11. Special Services and Individual Arrangements

Special services such as events, seminars, retreats, team buildings, weddings, group arrivals and other tailored programs may be subject to different conditions than standard hotel reservations.

Payment terms, cancellation policies, number of participants, duration of services and use of premises are agreed individually and clearly stated in the offer or contract provided prior to reservation confirmation.

This ensures flexibility, high-quality service delivery and a fair and transparent agreement for both parties.

*Sicom hoteli d.o.o. In 2022, successfully applied for the “Public Tender for Investments in Quality and Sustainable Transformation of Slovenian Tourism to Strengthen Its Resilience”.

The purpose of the public tender is to strengthen the resilience of Slovenian tourism, its qualitative and sustainable transformation, and to reduce seasonality in order to increase competitiveness and added value in tourism.

Total investment value: 928,141.00 EUR

Amount of co-financing: 184,888.20 EUR

The investment is co-financed by the Republic of Slovenia and the European Union from the European Regional Development Fund as part of the Union’s response to the COVID-19 pandemic. The operation is carried out within the framework of the “Operational program for the implementation of the European Cohesion Policy in the period 2014-2020”, priority axis 15 “Promoting the elimination of the consequences of the crisis in the framework of REACT-EU-ERDF”, Priority investment 15.1 “Promoting the elimination of the consequences of the crisis in the context of the COVID- 19 and preparing a green, digital and resilient economic recovery”

The purpose of the public tender is to strengthen the resilience of Slovenian tourism, its qualitative and sustainable transformation, and to reduce seasonality in order to increase competitiveness and added value in tourism. In doing so, we follow strategic directions in the field of tourism, namely the development of sustainable, authentic, boutique tourism, which is based on quality products and the exploitation of exceptional natural potential. The emphasis is on the development of comprehensive services that lead to top-quality experiences, which position Slovenia on global markets as a green, active and healthy tourist destination and increase its competitiveness.

The objectives of the public tender are: increasing the number of accommodation capacities of higher quality, consistent with the strategic orientations of Slovenian tourism (sustainability, boutiqueness, authenticity, etc.) with the aim of increasing the quality of services; increase in added value and inflows from travel exports.

The investment is co-financed by the Republic of Slovenia and the European Union from the European Regional Development Fund as part of the Union’s response to the COVID-19 pandemic.
